Considered strong. Often qualifies for best rates.
1.00–1.19
Usually acceptable for most DSCR programs.
0.70–0.99
May still be financeable with strong one-off, lower LTV, or good credit.
Even if your DSCR is lower, options may still exist. Program guidelines vary.

Monthly Rent: $2,500
PITIA: $2,000

DSCR =
$2,500 ÷ $2,000 = 1.25

Most lenders love this — strong positive cash flow.

DSCR 1.00

Monthly Rent: $2,000
PITIA: $2,000

DSCR =
$2,000 ÷ $2,000 = 1.00

Break-even. Still typically financeable with strong LTV and credit.

DSCR 0.90

Monthly Rent: $1,800
PITIA: $2,000

DSCR =
$1,800 ÷ $2,000 = 0.90

Slightly negative cash flow. Some lenders may still consider based on profile and LTV.
