How To Evaluate DSCR
This calculator provides an estimate of how lenders may analyze a property’s cash flow using rental income and PITIA expenses.
Low Ratio
The property’s rental income covers approximately 80% of the monthly housing expense. Some lenders may permit a lower DSCR with stronger credit, additional reserves, or a lower loan-to-value ratio.
Break Even
The property’s rental income generally covers the monthly housing payment. Many DSCR lenders offer standard financing options within this range.
Strong Cash Flow
Stronger cash flow may provide access to more lender options, better pricing, and greater qualifying flexibility.
DSCR is not a strict pass/fail metric. Lenders also consider factors such as credit score, cash reserves, and loan-to-value ratio.
Some programs may allow DSCR ratios below 1.00x with compensating factors such as lower leverage, stronger reserves, or higher credit scores.
Debt Service Coverage Ratio (DSCR) is the metric lenders use to determine whether a property’s rental income is sufficient to cover the mortgage payment and related expenses.

DSCR 1.25
Monthly Rent: $2,500
PITIA: $2,000
DSCR = $2,500 ÷ $2,000 = 1.25
Most lenders love this — strong positive cash flow.
DSCR 1.00
Monthly Rent: $2,000
PITIA: $2,000
DSCR = $2,000 ÷ $2,000 = 1.00
Break-even. Still typically financeable with strong LTV and credit.
DSCR 0.90
Monthly Rent: $1,800
PITIA: $2,000
DSCR = $1,800 ÷ $2,000 = 0.90
Slightly negative cash flow. Some lenders may still consider based on profile and LTV.
